Jumbo Home Mortgages are larger than conventional loans. To qualify as a jumbo loan, a loan must be over $417,000. The limits on jumbo loan amounts are set by the Federal National Mortgage Association and the Federal Home Loan Mortgage Corporation. Jumbo home loans can't receive funds from these two agencies, so they usually carry a higher interest rate than other home mortgage loans. For, this reason they are considered non-conforming. Many times the strategies for borrowers with jumbo loans are very different than the strategies of the conventional borrower.

Jumbo Mortgage borrowers don't always have long term plans for their home and are very comfortable with adjustable rate mortgages. With this option you can choose the number of years that you anticipate staying in the home and take the benefit of the lower interest rate for the lower term requested. (1/1 Arm, 3/1 Arm, 5/1 Arm, 7/1 Arm, 10/1 Arm).

Jumbo Mortgage borrowers are commonly very comfortable with interest only option loans, due to the fact that the rule of 7/8ths comes into play. (Front loaded interest...in your early years of a mortgage very little of your mortgage payment is applied towards the equity of your loan.) So why not opt in for the lowest payment since you will not realize much head way on paying off the principal in the early years of the mortgage.

A combination of an Adjustable Rate mortgage with Interest only payments can save hundreds of dollars per month on a jumbo mortgage.

Jumbo Mortgage borrowers often prefer to pay the least on their mortgage payment to free up their cash flow for other opportunities.

Jumbo Mortgage borrowers with short term plans for a home don't always mind a negative cash flow mortgage (THE 1% mortgage). They realize that the appreciation of a home will very likely out pace the negative payments...and of course the option is always there to pay more if they want to.

We also offer "pledge" products for Florida Jumbo Mortgages which allow the borrower to have an extremely low down payment on Super Jumbo mortgages. The pledge is against the borrowers Blue Chip investments. The borrower pledges to keep their money invested in blue chip investments as long as their balance is at a certain level. This is recast as the principal is paid down if desired by the borrower. Really, this is a win-win situation as far as having your cake and eating it to. The rates are excellent on this option of loan.
